How We Do It
Having your wood floor refinished generally starts with sanding all of the finish off of the existing floor and removing approximately 1/32" of wood surface, as most floors are coated with a sealer and two coats of polyurethane. Most hardwood floors are about 3/4 of an inch thick and can be sanded 6 times as long as a professional wood refinishing company sands the floor correctly each time needed. If everything is handled correctly, it is not uncommon for hardwood floors to last well over 100 years, making hardwood floors one of the longest lasting values for the home if cared for properly by a professional team.
After sanding and sealing, a finish will have to be selected. The most commonly used finishes are the oil based and water based polyurethane types. Depending on your requirements and the look you are seeking, either option can be a good choice.
Oil base polyurethane is highly scratch and moisture resistant which makes it work particularly well in high foot traffic commercial or residential applications. When using oil base polyurethane, two or three coats are usually applied with a 12 hour drying time in between coats to ensure maximum durability. Although only about 12 hours is needed to dry, we recommend waiting about 24-48 hours after the final coat is applied before moving your furniture in to ensure the oil base polyurethane can 100% properly cure and your newly refinished floors are not damaged. Oil base polyurethane typically dries into an amber-brown color as it ages giving floors a richer look as time goes on.
Water base polyurethane is another great type of finish, but is typically a bit more dull when compared side by side to oil base polyurethane finishes. That being said, it does have some advantages. One of the advantages of a water base polyurethane is its faster drying and curing time. Most residential floors require two to four coats of finish with about one or two hours of drying time in between applying coats. Upon completion of final coat, normal foot traffic can typically commence within 24 hours. Another advantage of water base finish is its fumes are generally less irritating then those of oil base polyurethane, as it has lower levels of VOCs.
